BESS for apartment buildings

One building. Shared infrastructure. Different loads.

Lifts, lighting, pumps, ventilation and garages make up the building's shared consumption. Individual flats have their own supply points. With photovoltaics, a battery and vehicle charging, these two levels need to be distinguished.

BESS – Battery Energy Storage System can be part of the solution. First, however, we need to know the connection, metering and operating rules of the specific building.

01

You can start with shared consumption.

A photovoltaic system (PV) can cover the shared equipment. A battery can shift part of the generation to times when the sun is not shining.

The possible benefit for individual flats depends on the electrical installation, supply points, metering, ownership and contractual terms. A shared PV system and battery therefore do not mean automatic distribution of energy or savings among households.

02

The garage needs a shared charging concept.

A growing number of electric vehicles can increase power requirements. However, vehicles often stay connected overnight, which makes it possible to spread charging over time.

We first look at smart charging control. A battery can supplement power where control is not enough and the energy profile allows it.

03

Electrical and thermal storage

If the building uses heat pumps or shared hot water preparation, we assess them together with the PV system and the battery. Not every kilowatt-hour has to be stored as electricity; part of it can be used directly for heat.

For backup, we distinguish shared critical equipment from a requirement to supply the whole building. Backup mode must be specifically designed.

04

First the model. Then the technology.

Together with the technical solution, ownership, financing, operation, service, responsibility and the method of evaluating the benefits need to be defined.

We assess energy sharing and energy communities individually according to the metering, contractual and regulatory model that can currently be implemented. That is why there is no single universal solution for every building.

A new building and an existing building have different options.

For a new project, the energy system can be prepared jointly and with room for growth. For an existing building, we work from the actual wiring and loads.

For an initial assessment, we need the shared consumption, the metering method, the main equipment, the connection power, the PV system, parking and planned charging.
